Sump Pumps Installation

Sump Pumps remove seepage water from the basement. Homes in well drained areas typically do not need a sump pump. However, if your home has some water seeping in, then a sump pump may help.

Sump Pump Installation

Installation of a new sump pump requires the owner to receive approval from the ARC and Board of Directors prior to starting the work.  Please send a completed Property Modification Request to Property Management.


Plan for the following before proceeding:


  1. Consider where your sump pump will best be placed to remove water and minimize impact on the exterior appearance and where water will flow/collect outside.
  2. Electrical. Consider the regulations. A GFI-protected circuit is required. Determine if you have a suitable GFI outlet or circuit for the proposed sump pump location.
  3. If you need to create a new GFI circuit, a certified electrician will be needed for installation.
  4. Get a quote from the electrician to verify that your proposed plan will work.
  5. If a GFI circuit is added/changed, your electrician must obtain an Electrical Permit from the City of Nashua. (No permit is required for the sump pump. It is only required for the GFI.)
  6. Plumbing. Per City of Nashua code, the sump discharged water may not be directed to the City sewer (toilets etc.).  The discharged water must be directed out of the building and absorbed by the ground, or directed to a storm drain.  
  7. Identify where the discharge will go and what plumbing (PVC, etc.) will be needed.
  8. Identify how external piping or wiring will be hidden or painted to match the architectural requirements.
  9. Obtain Approval. Submit your Property Modification Request to Property Management, who will forward it to the ARC and then to the Board.
  10. ARC and the Board will consider the proposed equipment type, its location, and water discharge with respect to creating problems with lawn maintenance (soggy ground), irrigation, and the aesthetics of our community as a whole.
  11. Once approved, the Sump Pump installation may commence.


Replacement of an existing sump pump that was previously approved, and does not affect the external appearance nor water flow performance, does not require a new approval.

Approval Required

Before you install, or contract to install, a sump pump to dispel water from your unit, approval of your planned installation is required by the Ledgewood Hills Condominium Association.
