We strive to maintain the appearance and value of our property through
architectural standards that are applied to the Association's routine property maintenance,
as well as projects undertaken by individual owners.
The Ledgewood Hills Condominium Association strives to maintain the property's investment value. Key to achieving this goal is the Architectural Review Committee (ARC). Reporting to our Association's Board of Directors, the ARC's objective is to preserve the integrity, style and character of the community as originally designed and developed. The ARC oversees Architectural Standards including paint colors and cycles, exterior property modifications, and more.
Before making a change or addition that affects the exterior appearance of your property, you must submit this form to Property Management, who will then request that the Architectural Review Committee (ARC) review and approve the changes. See Property Modification Request

Ledgewood Hills follows an 8-year Painting and Siding Cycles through which all units are refreshed during an assigned phase. See the 8 phases of the Painting and Siding Cycle.
Owners are requested to paint their decks (front and rear), porches and steps; in the third and sixth year after each painting cycle. See Deck Maintenance by Owner.
Before painting your unit's front and rear decks, please consult the Architectural Standard for Paint Colors.
Please alert Property Management when improvements are made to your unit. See Property Improvement Form.
Units with fireplaces that have not been converted to gas, whether used or not, are required to have a Level I inspection every 2 years. A report, from a certified chimney inspection firm, must be furnished to Property Management, stating that the chimney passed inspection. See Chimney Inspection.
Owners are required to have dryer vents cleaned at least once every 4 years. Certificates of cleaning or receipts from cleaning company must be provided to Property Management. See Dryer Vent Inspection.
