Owners are requested to paint their decks (front and rear), porches and steps; in the third and sixth year after each painting phase/cycle. View your painting cycle. Please use the specified paint/stain listed below to maintain your property. If owners cannot complete this task, the Association will contract for this maintenance and assess the unit owner for the expense.

Painting Your Deck, Porch and Steps 

Property Management receives many complaints about the deterioration of decks, even when owners paint them on schedule. This service can be hired through Property Management. However, if owners are DIY inclined, our painting contractor offers a process to help ensure success.

For Painting Success:

• Plan to paint your deck when the weather has been dry for several days, and rain is not predicted
• Avoid temperature extremes, both hot and cold
• Remove dirt by pressure washing or cleaning with a mop or sponge and a mild detergent
• Pull off any paint that is peeling, and lightly sand the old paint and any bare wood (220 grit sandpaper)
• Use a paintbrush to paint the deck, porch and step edges
• Use a paint roller to easily and quickly apply the new paint
• Follow the directions on the paint can for adequate drying time
