Before making a change or addition which affects the exterior appearance or structure of your property, please submit the Property Modification Request form (see below) to Property Management.
As a unit owner, before making a change or addition to your property which affects the exterior appearance or structure, you must submit a Property Modification Request (see below for form) to the Property Manager, who serves as the liaison between unit owners and the Architectural Review Committee (ARC).
The request will be reviewed by the ARC following established architectural standards. In some cases, the request will also need approval by the Board of Directors.
If you wish to make a change to the external appearance of your unit, or a structural change, please complete a Property Modification Request, and submit it to Property Management for review at least 60 days before the work is to begin. You may send the form by email, or print and place it in the Clubhouse mailbox.
Owners are asked to read the Unit Improvements and Alterations section of the Ledgewood Hills Rules and Regulations to understand the timing of requests. The ARC will process owner requests following this timing, and will review all requests in an efficient manner to benefit owners.
The ARC is a committee of property owners acting under the direction of the Board of Directors in an advisory capacity. The committee reviews requests from unit owners for changes to the exterior of their property. This includes all buildings, exterior walkways, roadways, parking areas, outside recreational facilities, exterior lighting, fencing and signs on the property. Please see the partial list of modifications below. Although time is needed for review, the ARC will respond to each request as quickly as possible to benefit owners.
The purpose of the ARC is to preserve the architectural integrity, style and character of the complex as originally designed and developed. The ARC is responsible for establishing architectural control guidelines and restrictive standards to be applied equally to all owners to maintain the external appearance and value of their property, as well as to enhance our property which has been developed for the enjoyment of all. The ARC also recognizes improvements in technologies and legal processes not available when the complex was originally designed, that can be implemented for the general improvement of all owners. It’s recognized that Ledgewood Hills is a planned community and must be viewed in its totality. Therefore, the good of the whole will prevail over that of the individual. As a result of this, architectural changes will be kept to a minimum.
