Our Community is governed by owners just like you,
who want to retain our property values while paying attention to the associated costs.
The cornerstone of our community is the Ledgewood Hills Condominium Association. The function of the Association is to provide for the management, maintenance and care of our condominium community.
All property owners, who are current in payment of Association fees and charges, are active members of the Association. As active members, property owners elect a Board of Directors to manage the Association in compliance with the Association's Bylaws and Rules and Regulations.
Property owners also contribute to the operations of the Association through Committee membership. Joining a Committee is an excellent way to contribute to our Association and community.
The Board of Directors of the Ledgewood Hills Condominium Association is composed of five directors. Each director is an owner, or an officer of an entity which owns a unit. The office terms are for two years. There is no financial compensation from the Association for acting as a Director, just the good feeling of helping the community.
The Association's Bylaws define the function of four specific director positions.
President. The President shall: i) be the chief executive officer; ii) preside at meetings of the Association and at meetings of the Board, iii) be an ex-officio member of all committees, iv) have general and active management of the business of the Association, and shall v) ensure that all orders and resolutions of the Board are carried into effect.
Vice President. The Vice President shall have all of the powers and duties of the President when the President is unable to fulfill them or be present at a meeting of the Association or Board.
Secretary. The Secretary shall attend all meetings of the Board and all meetings of the Association, shall record the minutes of all proceedings in the record book of the Association and shall perform like duties for committees when required.
Treasurer. The Treasurer shall be responsible for all funds and all reserves held in trust by the Association, and shall have the custody of all funds and securities that are not under the control of the Property Manager, and, with the assistance of the Property Manager, shall keep full and accurate records of receipts and disbursements, shall prepare all required financial data, and shall deposit all moneys and other valuable effects in such depositories as may be designated by the Board.
Board members are elected during the Association's annual meeting each January. Officers are appointed by vote of the directors.
